By creating an account or using the members area, you agree to these Terms & Conditions, which include and incorporate the Disclaimer & Terms of Use. If you do not agree, do not register and do not use the members area.
These Terms & Conditions (the “Terms”) are a binding agreement between you and the Sea Vista Coalition for HOA Board Accountability (the “Coalition”). By checking the agreement box at registration, creating an account, or accessing the members area, you acknowledge that you have read, understood, and agree to be bound by these Terms and by the Disclaimer, which is incorporated by reference and forms part of these Terms.
Membership is limited to owners of record at Sea Vista and others the Coalition expressly approves. You agree to provide accurate registration information, including your name and unit, and you understand the Coalition may verify ownership before approving access and may decline or revoke membership at its discretion. You are responsible for keeping your credentials confidential and for all activity under your account. One account per person.
Subject to these Terms, the Coalition grants approved members a personal, limited, revocable, non-exclusive, non-transferable license to access and read the members-area materials for their own informational use as Sea Vista owners. No other rights are granted.
The members-area materials are made available to verified owners only. You agree not to copy, forward, post publicly, republish, distribute, sell, or use the materials for any commercial purpose, and not to share your login or provide access to non-members, without the Coalition’s prior written permission. You will not remove or obscure any notice, source citation, or disclaimer.
You agree not to use the site or its materials to violate any law; to harass, threaten, or defame any person; to misrepresent, alter, or quote the materials out of context; to scrape, harvest, or bulk-download content; or to interfere with the site’s operation or security.
The Disclaimer & Terms of Use is incorporated into these Terms in full. Among other things, you acknowledge and agree that: the Coalition is independent and does not speak for the Association or its Board; the content addresses matters of public concern regarding the governance and condition of a common-interest community; individuals are referenced only in their official Association capacities; commentary is good-faith opinion based on disclosed, cited facts; and estimates, valuations, and damages figures are working estimates for discussion, not findings of fact, appraisals, audits, or legal conclusions.
Nothing on the site is legal, financial, tax, insurance, engineering, or investment advice, and no professional or fiduciary relationship is created. The materials are provided “as is,” without warranty of any kind. To the fullest extent permitted by law, the Coalition and its members, volunteers, and contributors are not liable for any loss or damage arising from use of, or reliance on, the site or its materials.

The site and all of its content and data — including the reports, briefings, breaking-news items, compilations, tables, datasets, text, graphics, layout, and design — are owned by or licensed to the Coalition and are protected by United States and international copyright and other intellectual-property laws. The selection, arrangement, and compilation of the data on this site is itself an original work protected by copyright. Except for the limited access expressly granted to approved members under these Terms, you may not copy, reproduce, republish, distribute, display, print, or create derivative works from any part of the site or its data without the Coalition’s prior written permission. Your membership grants no ownership interest. Underlying source documents remain the property of their respective owners and are referenced for identification and commentary only.
To operate the members area, the Coalition collects the name, unit, and email you provide, and a record of your agreement to these Terms. This information is used to verify ownership, provide access, and communicate with members. The Coalition does not sell member information. Authentication and hosting may be handled by third-party service providers.
The Coalition may suspend or terminate your access at any time, including if you breach these Terms, are no longer a Sea Vista owner, or the Coalition ceases to offer the members area. Sections that by their nature should survive — including confidentiality, disclaimers, limitation of liability, indemnification, and governing law — survive termination.
You agree to indemnify and hold harmless the Coalition and its members, volunteers, and contributors from any claim, loss, or expense (including reasonable attorneys’ fees) arising out of your breach of these Terms or your misuse of the site or its materials.
The Coalition may update these Terms from time to time. Material changes will be posted here with a new version number, and continued use after changes take effect constitutes acceptance. The Coalition may require members to re-accept the Terms.
These Terms are governed by the laws of the State of Texas, without regard to conflict-of-laws rules. The exclusive venue for any dispute is the state or federal courts located in Cameron County, Texas. Nothing in these Terms waives, and the Coalition and its members expressly reserve, all rights and defenses described in the Disclaimer, including the protections of the Texas Citizens Participation Act, Tex. Civ. Prac. & Rem. Code ch. 27.
These Terms, together with the incorporated Disclaimer, are the entire agreement between you and the Coalition regarding the site and supersede any prior understanding. If any provision is held unenforceable, the remaining provisions remain in effect.
